I am an accounting student and actually had a preconceived notion that that I would find real estate uninteresting or boring. After the interview with Brandon I knew I had to listen to his podcast. I listened to the latest episode and then began at the very beginning. I have learned so much and had so many concepts from my classes begin to connect in new ways. The podcast is fantastic and I recommend it for anyone with even a small interest in accounting, tax, or real estate I think you’d find it very intriguing.

important topicOther strategiesThank you as always for the very informative podcasts. Another tax strategy I have seen mentioned but wanted to know if it was legitimate to explore was to turn active income into passive so that passive losses could be taken against it. The strategy I had seen was to split ownership of a professional llc s or c corporation with a trust or limited partner so that part of ownership could also own real estate without material participation and take the real estate losses against the profit from the corporation. Are you familiar with this being used? If so, is it legitimate and supported by tax law? Thank you.

Back in 2013, I was audited and the IRS threw out my designation as an active real estate investor because I didn’t spend more than 1/2 of my time on rental properties. You did a great job explaining that rule. (Wish I had listened way back then!) Appreciated you covering the various rules for expensing versus capitalizing repairs. Very clear. Great show.
